STEP 1: THE INITIAL CONSULTATION
The first step is a casual informal meeting where we discuss the home selling process and we answer all your questions. We tour the home with you and we can even offer some suggestions on how to get more money for your home. We will bring all the recent home sales in the area and give you a free copy of our Listing Guide, which describes in great detail all the things we do to get you the most amount of money in the least amount of time.
STEP 2: FORMING A PARTNERSHIP
When you're ready to start the home selling process, we will have some documents for you to sign including the listing agreement. At this stage, it is only an agreement to work together and you can still cancel anytime. These documents are our authority to start working on your behalf.
STEP 3: PREPARING YOUR HOME FOR SALE
Now that your are ready to sell, the next step is to prepare your home for sale. We will walk through the home and discuss room by room how we can maximize the value of the home. We can assist with any repairs that need to be done, advise on whether it's worth doing any work to the home and whether you could benefit from any home staging. We will help you make sure that your home is perfect and ready to be marketed.
STEP 4: THE LISTING PLAN
At this stage we will work together to create a Listing Plan. Now we will establish dates for when we are ready to photograph the house, create a 3D virtual tour and create a plan for all showings. Since buyers are searching for homes online, we need to make your home look perfect for the internet so that buyers will book showings. A picture is worth 'a thousand dollars' and we will leave no stone unturned to maximize value. We will also ensure that you control the home selling process from start to finish and that you make the rules that all agents and buyers must follow. You decide when the showings are and who is allowed to view your home.
STEP 5: OFFERS
After showings have started, we will get offers for your home. We will advise you on the offer and make suggestions for counter offers. We will make sure you get the maximum value for your home and negotiate hard to get terms that are most favourable for you.
STEP 6: CLOSING
Once an offer has been accepted, we will be there to follow through with any conditions to make sure that the sale is firm. At that point we put the SOLD sign on. After that we will forward all paperwork to the banks and to the lawyers and make sure all parties have the documents they need for a smooth closing. We will ensure that the entire process is stress free. We will be there with you the entire time to answer any questions and concerns that you may have. You are always in full control. Everything will be done as per your instructions.
